Case Study - Office - Burlington Plaza​

Burlington Plaza is universally recognized as one of the finest office developments ever completed in Dublin. The scheme comprises approximately 260,000 sq.ft. of high spec prime offices constructed in 2 distinct office blocks. The scheme was completed in 2010 and Plaza 2 was leased to Bank of Ireland on a long lease in 2011. Plaza 1 was retained and is now fully leased to Amazon, BSKYB and Adroll. 

 

We acted on behalf of Coolbrook Developments Ltd to jointly develop the site at No’s 4, 6 & 8 Burlington Road together with our partners in AIBIM, now Davy Target Investments . The ownership was restructured and we relocated a sitting tenant, ESRI, to a new building on Sir John Rogersons Quay to allow construction of the €77.5 m development to commence. Wilson Wright are very proud of their connection to this prized asset which we have guided from inception to completion.

 

Site Assembly

Reached agreement between Coolbrook Developments Ltd. and AIBIM to assemble 4, 6 & 8 Burlington Road and redevelop to 260,000 sq.ft. of prime office development.

 

Planning

Directed a team which achieved a planning permission for 260,000 sq.ft. of net internal offices equating to a plot ratio of 4.4.

 

Construction Management

Managed a team which delivered a finished building on time and with budget savings in excess of €5.1 m.

 

Leasing

We have orchestrated our team of agents and professionals to secure 260,000 sq.ft. of lettings to Bank of Ireland, Amazon, Adroll and BSkyB.

 

Ongoing Management

Managing tenants and facilities and property management teams in designing and implementing annual service charge budgets.

 

Insurance

Ensuring that the campus is insured at relevant reinstatement levels and managing claims on behalf of the co-owners.

 

Ownership Structure

Representing Coolbrook Developments and Colony Capitals interests in the ongoing management of the asset with the co-owners Davy Target Investments.
