Case Study - Retail - Ashbourne Retail Park.​

Ashbourne Retail Park is a modern retail park in the Dublin satellite town of Ashbourne, Co Meath. It was developed in two phases, the first phase completed in 2007 and the second in 2009. It comprises of approximately 200,000 sqft of retail, medical and leisure space.

 

Retail occupiers include Argos, Mr Price and Equipet.  The leisure element includes a 6 screen cinema which is operated by Vue Cinemas; Fun Galaxy, an indoor children’s play arena which is home to Irelands largest indoor children’s climbing frame and Go Gym.

 

With Wilson Wright at the helm, the viability of the retail park as an entity has been maintained through the recent economic cycles. Occupier management ensures that the Park continues to trade successfully and is now experiencing a significant upturn in trade.

 

Tenant Retention / Lease Negotiation

Phase 1 of the retail park 100% occupied. Phase 2 is 60% occupied.

 

Commercial Lettings

Managing the commercial property agents. 75% of the retail park is fully occupied, which the remaining space under active negotiation with grade A occupiers.

 

Project Management

Site identification, planning & design, construction and phasing of the development. More recently the continual marketing, ongoing management and facilitating local events to embrace the local community.

 

Income creation

Since 2009, twelve new lettings have been completed at the retail park with all of the occupiers continuing to trade. This represents approximately 120,000 sqft of space from which additional income flow is derived.

 

Ongoing Management

Managing tenants and facilities and property management teams in designing and implementing annual service charge budgets.

 

Insurance

Ensuring that the Retail Park is insured at relevant reinstatement levels and managing claims on behalf of the owners.
