Case study – Mixed Use Commercial - Butterly Business Park

 

Butterly Business Park is a mixed use commercial investment of approximately 150,000 sq.ft.  It is located within the north Dublin suburb of Artane in Dublin 5. Wilson Wright were instructed in mid 2012 on behalf of the receiver to asset manage the entire investment portfolio which comprises of over 30 individual tenancies.

 

Occupiers within the portfolio include office, retail, discount food retail, petrol filling station and enterprise/industrial. Wilson Wright oversee the management of each of the occupiers, the facilities management company, deal with lease renewals of existing tenancies, formalise and see through all new lease agreements and continue to maximise asset value on behalf of the appointed receiver.

 

Tenant Retention / Lease Negotiation

150,000 sq.ft. of ongoing mixed use commercial retail, office and industrial short and long term lease transactions.

 

Commercial Lettings

Lease negotiations and restructuring of both new and existing leases.

 

Income restructuring

Ensuring continuity of existing income and the development of additional income.

 

Income creation

Continual growth of existing income through the creation of new letting. On average, on new letting each quarter.

 

Ongoing Management

Managing tenants and facilities and property management teams in designing and implementing annual service charge budgets.

 

Management Accounts and Reporting

Quarterly reporting to Receiver and Funding Institution.

 

Insurance
